Job Title: Facilities Manager

Reports To: Superintendent

Schedule: 12-month 

Job Summary

The Facilities Manager ensures that all school buildings and grounds within the district are safe, functional and conducive to learning. The position oversees the maintenance, custodial, and  while assisting with vendor contracts & capital projects. Position is subject to random drug testing. 

Core Responsibilities

Operations Management: Plan and manage daily custodial, grounds, and maintenance work across multiple campus sites.

Safety & Compliance: Maintain compliance with local and state inspections, including fire safety, water systems, and asbestos management .

Preventative Maintenance: Develop and implement long-range maintenance programs to preserve district assets like HVAC, plumbing, & roofing

Vendor & Project Oversight: Solicit bids, negotiate contracts, and supervise contractors for renovations & major repairs

Budgeting: Assist with facilities budgets

Emergency Response: Serve as a primary point of contact for after hours facility emergencies and coordinate safety drills

PERFORMANCE RESPONSIBILITIES

Assist & act in a confidential capacity with respect to a person who determines & executes management procedures

Respond to properly initiated work orders on priority basis

 Examine school buildings on a regular basis for needed repairs and maintenance, including mechanical repairs or replacements

 Establish and recommend priorities on repair projects

Estimate costs of repair projects in terms of labor, material and overhead and assist in acquiring quotations, bids, & purchasing

Assign and supervise crews for maintenance work 

Lay out and inspect work and assist crew members.

Develop a system for dealing with emergency repair problems with efficiency.

Prepare reports on costs of work done, materials used, labor expended.

Order materials as needed and make recommendations of supplies and equipment for purchase.

Assign work orders to maintenance personnel

Consult with administration regarding the establishment of regular preventive maintenance programs.

Conduct employee training sessions and maintain records which are required.

 Initiate recommendations leading to improvement of maintenance.

Advise the hiring of contractors to perform certain maintenance or repair services.

Monitor the discharge of water in all sites.

 Be available to respond to campus issues at any time ( fire alarms after hours, leaks, power outages)

Implement the District's Occupational Safety and Health Program and monitor the Hazard Communication Plan.

Supervise and maintain well pumps and water lines.

Comply with EPA Regulations regarding requirements on water meter(s); reading meters, and water treatment(s) and maintaining the quality of water for the school district.

Supervise and assist in the evaluation of other maintenance/custodial personnel.

Serve as the warehouse clerk receiving and distributing school supplies and equipment.

Attend board meetings at the request of the Superintendent 

Perform other assigned tasks required by the supervisor.

Required Qualifications

Experience: Minimum 3–5 years in management position (supervising 5+ employees preferred), preferably in an educational or multi-site/campus setting.

Education: High School Diploma/GED required, experience in facilities maintenance and facilities supervision 

Technical Skills: Strong knowledge of building systems and computerized maintenance management systems.

License: Valid driver’s license and ability to pass a comprehensive background check.  Drive school district vehicles as part of daily work

Knowledgeable in Inventory Procedures/Accounting Procedures

Must be able to lift a minimum of 25 lbs

Must be able to kneel, squat, crawl, bend, and walk without limitations. 

Possess basic computer usage skills
